PURCHASE OF EMLLY CAMP

For nearly 20 years, Emlly Camp has been subject of acquisition by many parties including: Oregon Citizens, Environmentalists, Special interest groups, National and local environmental groups, the government, and others.

In 2007, Emlly Camp was purchased from the original patent holder for three reasons:

1.  Hold and build equity of a charitable trust

2. For enjoyment, AND THIS definition is wide.

3.  To share its experience with others with like minds by invitation and/or purchasing an interest.

It was available in 2007 because the seller's purchase to the USFS failed. The opportunity has been there well before 2007 and after, but the sincere willingness to pay fair market value or any asking price has not.  We have never been offered any price. 

As stated by one environmentalist..."you'd have to be willing to compromise."

As a compromise, we offered to donate the remaining 65% to a Charitable Trust, which (501 (c)3 charities are required if a fair price were offered.  The Charitable Trust will profit and ultimately the charities will benefit. The environmentalists have not cared whatsoever about proceeds benefitting charity, again because they want to profit. THERE IS NO CONCERN EVIDENT BY THESE GROUPS REGARDING THE INTEREST OF THE CHARITIES AND THEREFORE WE COME TO ENJOY THE PROPERTY FOR WHICH IT WAS PURCHASED.

  There are restrictions on reselling any interest to another party.  Buyers must be pre-qualified by completing a questionnaire to the satisfaction of the Seller and have a back ground check.  The buyer is asked a series of questions regarding their occupation, affiliations and intent for the purchase. We reserve the right to refuse a sale.  For the purposes of confidentiality, owners names will not be made public until the Deed is recorded.  

A pass code entry website is available only for the ownership to use to meet the need of communication, data entry, resources, and logistical planning. For these and property tax purposes, there is a yearly due.  Failure to pay dues may lead to lockout of the website and other actions.

 There is a need to air-lift at least 2 storage containers for the additional owners so new buyers have a secured location for personal items.  The inside of these containers is sectioned by chain link for individual secured storage areas. Because this is a patented gold property, there is a restriction of the type and size of equipment that one may use.  The gold is finders-keepers!  We see a need to add a fence at the point where our trail begins and the USFS trail ends.  This will help distinguish private from public. 

This website was launched on Feb 18, 2009 and so far has received visits from all over the US and many foreign countries. We have heard from hunters, gold miners, kayakers, fishermen, outdoorsman, ranchers, farmers, universities, Indian nations, government agencies and, not to our surprise, several environmental groups.  We identify some visitors with embedded code. This site is dedicated to this exciting property to expand the users through its development and promotion.

A Fractional ownership of a Wilderness in-holding is a leveraged concept from traditional Time Share resorts, but this is non-commercial,  and more unique.  The ownership is like the form as an undivided interest with an actual DEED with a Covenant for its agreed uses and rules.  A pre-application form and back ground check will be required to enter a sale agreement. Potential buyers will be required to also complete a detailed questionnaire.  

The location of this Wilderness In-holding makes it truly a one-of-a-kind.

If you are an In-holding owner, we would like to talk to you.  The expansion of our concept using or acquiring other in-holdings has a high potential.  We see an opportunity to network with other in-holders and develop the same or similar Time Share idea.   FAQ:  

  1.  Q.  Have you seen wildlife and what kind?  A.  Yes, we have.  Bear, Cougar, Deer.  We have not seen any game birds nor elk.  There have been sign of Elk upstream in the upper basin where there is green grasses and timber.    Fishing is excellent!!!

  2. Q.  How would the cabin and equipment usage be shared?  A.  You would need to provide your own equipment, etc. but the small cabins with beds are Common facilities.  It is possible to build many more cabins and bring in more storage containers.  The cost is really surprisingly low to airlift.  

  3. Q How far of a walk is it?   A.  In and out is over 26 miles and 4000 ft of elevation change.  We would suggest sharing costs for the helicopter trips.  It only takes 8 minutes and 3 people per trip, so the cost is quite reasonable.  It also is much quicker!!

  4. Q  Is it legal to land a helicopter in the Wilderness?  A.  This is private property, not Wilderness.

  5. Q.  Tell me more about the Time Share.  A.  The concept is dividing the property ownership into small amounts like a typical time share and the property is visited like a time share.  The time to visit is based on availability and first-come basis that is managed by an association.

  6. Q.  Would you consider selling 100% interest?  A.  Yes, but the only way to motivate the owners is to make an offer they could not refuse.

  7. Q.  Can I build anything like a cabin?  A.  Yes, in fact we encourage you to build your own cabin!!!  This will not be restricted and would benefit the property by having more users and 'structures' but please check with us or the Association by-laws once written regarding location, size, design and logistics.   Once outside the private property boundary and in the Wilderness this is not allowed by the USFS.    We would also encourage building a couple more helipads.     

  8. Q. How do you deal with security?  A.  Some excellent tools are motion triggered infrared flash trail cameras smaller than a shoebox that take video and still photos of everything. They are cheap and use re-chargeable batteries with a small solar cell. They date stamp the photos.  These are well distributed and hidden.  No Trespassing signs mark the property and some care-takers and owners that rotate off and on randomly are law enforcement officers and are armed. Other tools we use are disclosed strictly on a need-to-know basis. 

  9. Q. What about fresh water to drink?  Do you airlift it in?  A.  The water has been tested and is very clean to drink.  However, we do encourage you to make your own assessment. 

  10. Q. Have you seen anyone else? A. Yes, we have had a few visitors and they have been friendly hikers.  Our trail cameras have photographed a few others but to the most part there are very few.

  11. Q. Have you seen rattlesnakes?  A.  Yes. They are skittish creatures and thus far found only during the hottest months, particularly on the higher elevation ridges and trails.

  12. Q. How do you communicate with the outside world? A.  We have both a HAM radio and a satellite phone, but no internet yet.  This we are working on and will have soon.
